Surface Biocide Coating for Masonry and Timber Affected by Dry Rot
Biokil Crown Dry Rot Paint is a specialist surface biocide in white emulsion form, used for masonry sterilisation as part of a full dry rot eradication program. It contains over 1% w/w of 3-IODO-2-PROPYNYL-N-BUTYL CARBAMATE and is effective in halting the spread of Serpula lacrymans (dry rot fungus). This HSE-approved treatment (No. 7254) is suitable for visible application to masonry, and in some cases, to timber as an additional protection layer.
The white finish offers a visible indicator of treated areas. Dry Rot Paint may also be used to treat areas where dry rot has not been active but where precautionary treatment is required, such as in embedded timbers or near outbreak zones.

Product Details
- Formulation: Water-based white emulsion containing >1% w/w IPBC (3-IODO-2-PROPYNYL-N-BUTYL CARBAMATE)

- Coverage: 1 litre covers approx. 2–8 m² depending on surface texture and porosity
- Application: Brush or roller to cleaned surfaces
- Recoat Time: Apply second coat once touch-dry if required (especially for rough masonry)
Application Instructions
- Preparation: Remove decayed timber and plaster. Clean all surfaces thoroughly to expose bare masonry.
- Masonry Treatment: Apply one or two coats depending on surface roughness. Use neat — do not dilute.
- Timber Supplement: For sound adjacent timber, first treat with Boracol 20 and allow to dry before applying Dry Rot Paint.
- Cleaning: Clean brushes and rollers with water immediately after use.
Limitations
- For professional use only. Not suitable for use on surfaces that will come into contact with food.
- Hazardous to aquatic life – prevent contamination of drains, watercourses, and plants.
